Personal Local Authority Searches

PALI provides Local Authority Searches throughout England and Wales. The search contains information compiled by a member of PALI examining council records. The report provides environmental information on a property such as planning applications, building regulations, traffic schemes, contaminated land, radon gas and Local Land Charges. All PALI Personal Local Authority Searches are Search Code compliant, display the Search Code logo and are backed by an individual £2m Search Warranty including run-off cover.

Drainage and Water Searches (Water Company Compiled)

PALI provides Drainage and Water Searches compiled by Water Companies. These contain the same type of information as the Personal Drainage and Water Searches, but are compiled by the Water Company.

Mining and Mineral Searches

All localised mining and mineral searches such as Coal, Tin, Lead, Gypsum, clay, limestone etc. When an order is placed online, this automated 'location specific' facility will inform you as to whether the property is situated in an area where any of these searches are recommended.

Whether purchasing/selling a residential, commercial or agricultural property, or purchasing land for development, there is a suitable environmental report which is essential.

Company Reports

Company reports are required for many reasons. We provide various different types of reports, the two most popular are our standard Company Report and the Company Conveyancing Search. The standard company search will provide all current documents held by Companies House. These may include Current appointments, Change of Directors, Change of Registered office, Annual returns, Latest Accounts. The company conveyancing search details the following charges relating to a specific address all fixed charges all floating charges any documents filed in relation to winding up striking off or liquidation. There is a standard charge for this information but in some cases there may be hundreds of other charges against the company which will incur an admin charge to list. This is common with building companies.

Utility / Site Searches and Developer Packs

PALI provide various utility company asset maps and searches which give locations of assets such as gas pipes, electricity and telecommunication cables, water mains and sewers. These are generally used by builders and developers who are constructing buildings, but also have many other uses. PALI will also provide a full developer pack containing all of the relevant utility searches, along with a Local Authority Search, Environmental Report and localised mining/mineral searches. PALI will also provide bespoke packs tailored to your requirements.

Energy Performance Certificates

With the introduction of the Home Information Pack in 2007 came the introduction of the Energy Performance Certificate or EPC. An Energy Assessor visiting the property and carrying out an Energy survey produces these reports. The report is then produced and gives details of the property's energy usage and carbon emissions/footprint. Energy Performance Certificates are now required on all commercial and residential properties being marketed for sale or rent.

Through PALI you and your clients can apply for Bridging Loans. Bridging Loans are becoming more popular due to the restrictions currently imposed by mortgage lenders. They are ideal for property developers who require short term funding to renovate a property, contract races, purchasing at auctions where funds are required very quickly, first time buyers who would like to purchase a property in need of modernisation with the intention of re-mortgaging once the work is done.

Home Condition Reports & Building Surveys

A mortgage valuation report only answers the lenders questions to establish if the property will be suitable security for the loan. A Home Condition Report or Building Survey is a

cost-effective way to avoid unpleasant and expensive surprises. The report may also allow you to renegotiate the price of the property. According to a recent Which? report, consumers who have their proeprty surveyed save an average of £2000 on the property price per transaction. Our surveys are conducted by qualified RICs regulated Chartered Surveyors.
